Rental Application Process Once you find a rental property you are interested in on our rentals page, please contact us to get more information and to arrange to view the propertry. After you have decided on a rental property, the first step is to fill out a rental application form and submit it to us with the appropiate application fees. Each person 18 years of age or older who will be residing at the property will need to fill out an application and submit a non-refundable application fee of $40.00, including the co-signer if one is required. The non-refundable $40.00 application fee is used to check credit reports, employment history, criminal backgrounds, public records, personal and business references, income verification and past rental history. Tenant Qualification Criteria We offer some of the nicest, cleanest rental properties in Lewis County. Our property owner clients take pride in thier beautiful rental homes, and we take pride in providing them with the best qualified tenants to ensure their homes are well taken care of. To that end, all prospective tenants are thoroughly screened and must meet the following qualifications. -
You must have verified gross monthly income equal to or greater than at least three times the monthly rent payment. For example, if the monthly rent is $750, you must have a verifiable gross monthly income of at least $2250. -
A valid photo ID and Social Security card are needed for all applicants and co-signer if one is required. -
A co-signer will be required if you have filed for bankruptcy within the past two years. If it has been more than two years since you filed for bankruptcy a co-signer may not be required, provided you have established several good lines of credit since the bankruptcy was discharged. -
You will need at least two years of good rental history. We WILL contact prior landlords and we must recieve a good report for you to be approved. Please do not provide friends or relatives as landlord references, any attempts at deception will result in a disqualified application. -
A poor credit report may result in the denial of the application, or require a co-signer or an additional deposit depending on the circumstances. All information obtained through any credit reporting agency will be used by our agency only; we do not share your private information with anyone. If you wish to dispute a negative credit report, we will provide you with the contact information for the credit reporting agency we used. Once an Application has been Approved When your application has been approved, the following items must be taken care of before moving in: DEPOSIT: Once our office accepts and approves your application, you will be required to pay all deposits due within 24 hours. If after signing the lease/rental agreement you choose not to rent the property, all deposits may be forfeited. UTLITIES: You will need to get all the utilities you are responsible for turned on in your name prior to move-in. You are responsible for any utility company deposits that may be required. WALK THROUGH Once all rental/lease papers are signed and approved, we will schedule a walk through of the property with one of our represenatives. During the walk through of the property you and our represenative will inspect the property and note any damages or repairs required on a walk through checklist. This checklist will be signed by both parties and will serve as verification of the property's condition prior to move-in. Our represenative will also discuss any special provisions of the property, laundry room usage, etc. Once the walk through is complete and all paperwork has been signed, you will be issued keys to the property.
